Co\u00fbts de fonctionnement de la maison au prorata :<\/b><span style=\"font-weight: 400;\"> Cela comprend les frais du gestionnaire local, de jardinage, d\u2019entretien de la piscine, du nettoyage en profondeur annuel hors saison, d\u2019Internet et de t\u00e9l\u00e9vision, du service d&rsquo;alarme, d\u2019assurance, de fournitures pour la maison, tous les imp\u00f4ts et taxes applicables, ainsi que les frais de comptabilit\u00e9 et d&rsquo;entreprise pour la soci\u00e9t\u00e9 qui d\u00e9tient la maison. Nous s\u00e9lectionnons avec soin les meilleurs prestataires locaux pour l\u2019entretien de votre maison et r\u00e9percutons leurs co\u00fbts sans majoration.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"padding-left: 40px;\"><b>2. Co\u00fbts d&rsquo;utilisation <\/b><span style=\"font-weight: 400;\">: Les frais de nettoyage et d&rsquo;\u00e9change des serviettes et des draps apr\u00e8s le s\u00e9jour d&rsquo;un propri\u00e9taire, ainsi que les frais d&rsquo;\u00e9lectricit\u00e9, de chauffage et d&rsquo;eau, sont pay\u00e9s \u00e0 l&rsquo;utilisation.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"padding-left: 40px;\"><b>3. Contributions d&rsquo;entretien au prorata et r\u00e9serve pour r\u00e9parations<\/b><span style=\"font-weight: 400;\"> : Les contributions d&rsquo;entretien sont gard\u00e9es en r\u00e9serve jusqu&rsquo;\u00e0 ce qu&rsquo;elles soient requises pour couvrir les co\u00fbts des services ordinaires, l&rsquo;entretien r\u00e9gulier et les petites r\u00e9parations n\u00e9cessaires. La r\u00e9serve pour r\u00e9parations est destin\u00e9e aux d\u00e9penses n\u00e9cessaires plus importantes (comme par exemple le remplacement d&rsquo;un chauffe-eau). La r\u00e9serve reste en place et est compl\u00e9t\u00e9e en cas de besoin pour maintenir un solde suffisant.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"padding-left: 40px;\"><b>4. Frais de gestion Lazazu<\/b><span style=\"font-weight: 400;\"> : Nous facturons un forfait mensuel de 135 EUR par part pour la gestion de tous les aspects de votre maison de vacances et de la soci\u00e9t\u00e9, \u00eatre votre interlocuteur unique, et pour la mise \u00e0 disposition de la technologie n\u00e9cessaire \u00e0 la r\u00e9servation de vos s\u00e9jours.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Il est important de noter que les co\u00fbts de fonctionnement associ\u00e9s \u00e0 la maison varient en fonction de la taille de celle-ci et du terrain, ainsi que de son emplacement. \u00c0 titre indicatif, pour une maison de ville de 3 chambres d&rsquo;une valeur d\u20191 million d&rsquo;euros, vous pouvez vous attendre \u00e0 des co\u00fbts de fonctionnement totaux d&rsquo;environ 340 euros par mois par part d\u20191\/8\u00e8me. Une villa de 4 chambres d&rsquo;une valeur de 2,3 millions d&rsquo;euros co\u00fbtera environ 455 euros par mois par part d\u20191\/8\u00e8me (ceci exclut les frais de pr\u00e9paration de la maison entre deux s\u00e9jours).\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Si vous choisissez de louer votre maison, vous pouvez compenser une partie de ces co\u00fbts. La majorit\u00e9, voire la totalit\u00e9, des frais de fonctionnement annuels d&rsquo;une part d\u20191\/8\u00e8me peut g\u00e9n\u00e9ralement \u00eatre couverte par la location de la maison pendant une seule semaine en haute saison par an.
